Sebbins Brook Crossing Mixed Use Development
Project Details
The existing site is two vacant land parcels across from Iron Horse Drive on Route 3, totaling 24.6 acres. In 2007, during the widening of Route 3 by the NHDOT, we completed a stream restoration project along Sebbins Brook, and received a stream crossing permit to facilitate an entrance off Route 3. We also designed an opening in the Route 3 median for left turns into the site, and a deceleration lane for right turns into the site.
In 2020 we started design for a phased, mixed-use development. The back portion of the site contains 238 residential units. One 96-unit building will be exclusively for over 55 with 25% affordable senior housing and the two other buildings will contain 142 units with 25% workforce housing.  Each building has underground parking. There is a large green space in the center of the northern cluster of buildings with a gazebo, and a clubhouse with a pool and play area are located across from the green space. There is a walking path located along the perimeter of the site for the residents’ enjoyment. The front section of the site will be set aside for a future commercial project.
The site has town water, sewer, and gas. Through a previous design of a neighboring parcel, we designed connections into the existing sewer and water system. Throughout the site, stormwater is collected in six gravel wetlands and one underground infiltration system. Besides the original stream crossing, two other crossings and a vernal pool were approved for fill for the design.
