Gay Street Change of Use

This building on Gay St. has seen many different uses throughout the years. The owner wanted to lease the space for a last mile distribution warehouse. Since the site is existing and no changes are being made to the site plan, we did not need to update the drainage.

The site is served by municipal water and sewer. The city wanted to make sure that the new sewer flow would work in the existing sewer pipe. However, the city had no information on the size of the existing pipe. We had to review previous water records to determine the highest use rates from the past and then compare those numbers to our proposed use rates to determine if the project was viable.

Per the approval, the parking needed to be re-striped, and a bond was put in place due to the time of year.
